Indoors 

The property comprises a main house and a guest house.

Main house:
The entrance hall, largely glazed, frames the infinity pool set in front of the house. On the west wing, the double living room with fireplace is complemented by a wine cellar and a guest bathroom. On the east wing, the dining room connects to a modern kitchen built around a central island. A fully equipped laundry room completes the ground floor.
An iron-and-wood staircase, spanning the full height of the building, leads to the upper floor. The master bedroom, of approximately 50 sqm, has an en-suite bathroom with both shower and bathtub, as well as an adjoining study area. A second bedroom with private bathroom completes this level, which opens onto a panoramic terrace overlooking the surrounding countryside.

The guest house:
Adjoining the main building, it comprises a living area with kitchen and fireplace, as well as three bedrooms with private bathrooms. The property is spread over several levels.


Outdoors 

The ten-hectare estate is planted with vineyards and olive groves, along with an organic vegetable garden. The infinity pool (5 x 12m – depth: 1.5m) faces the villa. A lounge area and three pergolas offer shaded spots, complemented by a nearby barbecue corner.
The property opens onto an unobstructed view of Todi and the surrounding hills.

Upon request and for an additional charge, several services can be arranged: private chef, cooking classes, babysitting, driver, massages, yoga classes, as well as tailor-made itineraries (guided tours of natural parks, food and wine tours, cultural excursions).


Location

The property is located two kilometres from the historic centre of Monte Castello di Vibio, known for its theatre — the smallest in the world — and its international art school. Todi is around ten minutes away, roughly 8 kilometres.
Perugia, Orvieto, Spoleto, Assisi and Lake Trasimeno are all within reasonable reach, with Cortona marking the furthest point. Perugia airport is the closest, followed by Rome's airports (Fiumicino and Ciampino) and Florence.
