Indoors
The heart of the villa combines the living room, dining area, and kitchen in an open-plan layout; the south-facing glass wall frames the sea and opens onto the main terrace. Each bedroom features an en-suite bathroom with walk-in shower, television, safe, individual air conditioning, and a private balcony; two of them boast direct Adriatic views. The 80 m² basement, designed as a gallery, showcases works by Milovan Stanić and is equally suited to work or leisure.
Outdoors
The cascading terraces total 200 m² and feature an infinity pool, sun loungers, a barbecue, and a covered summer kitchen for al fresco dining. Mediterranean plantings ensure shade and privacy. At the rear, a private parking area accommodates guests’ vehicles. A private staircase provides direct access to the sea, mere steps from the villa.

Your stay includes a warm welcome, daily housekeeping with regular linen refresh, and full garden and pool maintenance; VAT and tourist tax are already covered so you can make the most of your stay. Perched above Štikovica, a coastal hamlet with a public pebble beach just 400 m away, the villa is 9 km (10 minutes) from Dubrovnik’s city walls. Both ACI Marina and a tennis court lie 8 km from the villa, while Dubrovnik Airport is 25 km (approximately a 30-minute drive) away.
